ALMOST 90% OF MIXED-USE SCHEME INTEGRA 61 FULLY COMPLETE

Development at Citrus Durham’s Integra 61, the region’s premier logistics-led mixed-use scheme, is now almost 90% complete, but what opportunities are left on site that businesses in the North East can take advantage of and what has made the scheme such a success?

Spanning across 205 acres and with over 3 million square foot of developable space, Integra 61 was always going to make a significant impact on the North East region and it’s fantastic to be at the stage now where almost 90% of the scheme has been developed out.

Our focus on creating a genuine mixed-use development to deliver social and economic benefits to the region has been realised with some 260 new homes, developed by Persimmon and Bellway, complementing the industrial space and the success of our roadside element.

Following the delivery of Amazon’s 2m sq ft fulfilment centre, a further 640,000 sq ft of speculative logistics space over 5 units, known as Connect at Integra 61, was developed and  completed on site with deals either concluded or in the pipeline on all units.

Our roadside portfolio has grown significantly with Costa, Greggs and KFC along with a new deal for a £4 million EG On The Move petrol station with a convenience store and separate Starbucks drive-thru. Works have also been completed with Tesla to install 19 new Superchargers which are now fully operational, and construction is well underway on Marton Care’s new 73 bedroom care home facility.

So what opportunities are left? The remaining 10% is predominantly design & build opportunities within our Optima and Evolution plots where units range from circa 1,200sq ft up to 29,000 sq ft and on our mid-box plots offer up to 74,000 sq ft.

For occupiers who require industrial space which is both flexible but also with options to truly be bespoke, our smaller plots offer unique design and build opportunities to suit a wide variety of requirements. The units are available to purchase or lease and have been designed to address the regional shortage of modern small units to satisfy strong demand from local and regional occupiers seeking high quality industrial/warehouse units in a prime location.

Our strategic location at J61 of the A1(M) and access to a large logistics and manufacturing labour pool from local towns as well as cities including Durham, Newcastle and Sunderland, Integra 61 provides a great base for occupiers to set up and grow their businesses.

In conclusion, Integra 61 has firmly cemented itself on the North East development road map and with a total of circa 300,000 sq ft left to be delivered across a number of plots, there are still opportunities for occupiers to take advantage of the strategic location and high quality amenities at the scheme.
